Is this rental shrinkflation? — OH Landlord rents out garage on the property to a landscaping business even though the family renting the home is using it, and it’s on the lease: 'Some guy pulled into our driveway and unlocked the garage with his own key'

A brown double car garage out behind the house with a car parked in front, like the garage in the rental home.

typer84C2 Your landlord is in breach of the contract if the garage is called out in your lease. The landlord cannot change the terms without written agreement from you. Certified mail telling them that your lease gives you exclusive access and possession of the garage throughout the term of the lease. Give them a reasonable time to have the items removed (a week?). If you don't mind sharing then propose a lease amendment where your rent is reduced since you are sharing that property.
If they refuse you may have recourse to hold your rent in escrow (inform your landlord of this) until the issue is corrected. Ohio has laws for this. I would also be looking for a new place to live as this will torch that relationship.

Hour-Influence2993 No. I'm pretty sure your LL can't do that. You need to let them know you have read your lease and the garage is included. Suggest there needs to be new lease written and agreed to if he's going to rent out half of it.

andmewithoutmytowel So if you have a guest bedroom, the landlord could rent that out to some random guy too? This is unacceptable, and if it's in the lease that it's included, how you use it or how much of it you use is not his business (unless you're doing something illegal, obviously) You need to shut that down now, I'd start by contacting an attorney and having them write a cease and desist letter.

Donuts _ _For__All No, he cannot legally do what he is doing. Absolutely a violation of your contract with him. You can contact your state's tenants' rights organization for assistance (if they have one.)

Inevitable-Divide933 The only way the landlord would know if you weren't really using all of the garage is if he entered it. Is it written in your lease that he can do that? Can he walk into your home without permission also? You have a serious landlord problem and need to talk to a rental property expert.

tommy151 You better not sit in one room for to long, he may decide to rent out the other rooms because hey, you weren't using them. what he's doing is highly illegal and I'd be calling the law-enforcement if that man ever came back and tried to go into YOUR garage. your landlords, a fr king idiot or a crook... doesn't really matter which

Medical-Aide5586 so some commercial enterprise now has access to your locked garage and random employees will be going in and out of the garage holding your possessions, the garage that is on the property you rent, presumably parking in your driveway?

gingerdaisy03 "The garage is included in our lease agreement. It doesn't matter how much of it we're using. If you'd like to rent it further, we are happy to discuss the purchase and implementation of a seperate, secure storage area of equal capacity or a rent reduction"

Alli-Glass321 Landlord can't legally the change written lease terms during your lease without your WRITTEN consent. Contact a local legal aid organization or a tenant advocacy group in major cities like Cleveland, Cincinnati, & Columbus, Ohio.

pascalnieuwland Change the locks on your garage doors, since your landlord compromised the security of you property. Inform your landlord and let him know to make an appointment for the dude to pick up his stuff in the garage.

KidenStormsoarer nope, that's MULTIPLE lease violations. not only double dipping renting out the same space to two different people, but giving somebody access to your property.
via Strict_Young1546
JustAnotherPolyGuy LL is going to rent your extra bedroom next, since you aren't using it. Get ready for a roommate. It's not up to the landlord if you are fully utilizing a thing you are renting.
